Financial Analyst – USI Real Estate Services

Responsible for managing the financials, lease administration & procurement activity for one of the largest Real Estate Portfolio – 6+ Million Sft spread across 7 locations in India.

Work you’ll do

• Support the Facility teams to fulfill procurement needs and requirements of USI Facilities.
• Places and processes orders and follows up to expedite the release of orders on timely basis
• Performs purchasing activities in compliance with procurement & RES process
• Working with SPS team to resolves purchasing and procurement related issues and discrepancies.
• Identifies and resolves invoicing problems and issues between accounting and vendors.
• Ensures timely payment of assigned vendor invoices through matching of purchase orders, requesting invoices from vendors and monitoring of all payment authorizations to payment completion.
• Ensures vendor account maintenance is kept accurate and reconcile on a periodic basis
• Vendor Maintenance & TPRM – Working with SPS on creation of new vendors, updating vendor records & renewal of TPRM etc
• Support on an as needed basis; bank and treasury functions, month-end reports, and overall back up for other RES team members.
• Prepare various MIS reports, Trackers for Occupancy expenses.
• Work with various other stake holders – Facility team, Finance, SPS, Ops, Office of Security, ITS, Firm Tax, OMP, OGC, Compliance & Talent etc.
• Participate in Accounts Payable monthly close process such as posting expense accruals and reconciling the postings, invoices, and verifying balances
• Maintaining accurate records of various USI leases and physical safe custody of all legal documents
• Working with OGC, External Counsel & OMP teams for Registration of lease documents
• Providing inputs for preparation of annual budgets – Macro & Micro
• Support the team & leadership on preparation various presentations, reports as & when required

• Closely working with US Finance Controllers, and other US RES team members for USI Real Estate

The Team

USI Real Estate team is responsible for managing the facilities for USI locations which includes Lease Management, Construction Management, Space Management, Upkeeping of Engineering Equipment, Occupancy Costs Budgeting & Reporting – Capex & Opex.

Qualifications

Graduate in commerce with minimum 2-3 years of experience

Good verbal & written communication Skills

Decent Presentation skills

SAP Hands on experience will be preferred

Legal & Taxation experience will be an added advantage
