Job Summary
Responsible for providing engineering assistance and on-site supervision for the development of the restaurants within an assigned area according to development plans, specifications and policies. Is accountable for the total management of documentation and development of a restaurant from initial consent to the completion of construction and subsequent opening of the restaurant.
Description of responsibility
Site Development
1. Understands various store format functioning of drive throughs, kiosks, MDS, store-within-store concept.
2. Evaluates low-cost-best-value for all building, site and construction costs.
3. Manage the development of project documentation ensuring compliance with all departmental procedures and processes.
4. Audit on Consultants and contractors for drawings and quality work execution respectively.
5. Project Manage construction process incorporating regular communication meetings with all parties (i.e. Licensee, Operations, Contractors, Suppliers) to ensure the awareness of issues and progress is maintained.
6. Ensure quality control standards for construction (e.g., cost, timing, site building design layout, specifications).
7. Manage construction cost to budget.
8. Coordinate the handover process to the restaurant operations team.
9. Complete final cost analysis (EVA).
10. Monitors and controls the construction process by coordinating the efforts of others (e.g., contractors, attorneys, consultants, government agencies).
11. Prepares the construction contracts packages and present it to the Regional Projects Lead for approval.
12. Ensures projects are closed out appropriately (e.g., punch-list, contractor documentation, collection of O/O extra checks, collection of third part receivables, invoicing, adherence to construction-related accounting principles).
13. Build a network of contractors and other outside consultants.
14. Provides construction recommendations for specific elements of reinvestment/reimaging plans (e.g., seating, LSM, exterior enhancements, drive-thru enhancement, capacities, branding)
15. Coordinates with Operations to determine project scope and timing.
16. Coordinates and manages entire construction process (plans, bids, permits, construction, and project close-out).
Budget Management
1. Prepares cost estimates and construction contracts and exercises cost control measures.
2. Prepares final accounts and gains approval for settlement with contractors within specified time period.
3. Monitors and oversees payment schedule for each project.
Educational Qualification
Mandatory : Masters/Bachelors – Civil, Electrical, Mechanical
Preferred Total Experience
7- 8 Years in Project execution and basic project management
