Microsoft Corporation Hiring for Construction Project Manager – Data Center at Pune, India Full Time

The role of the DCD Project Manager for India requires strong leadership, interpersonal, communication and organizational skills. We are seeking a Project Manager with the ability to self-direct and who has a strong background in Project Management. A rich background in the development of projects in phases, design, engineering, controls, and operations is a requirement, with an emphasis on safe construction management and worker welfare. He or she must manage multiple projects in parallel and across regional metros with IPD model of execution.

Responsibilities

The DCD Senior Project Manager is accountable for the planning & execution of multiple, concurrent, and large construction projects including Microsoft builds and leases (both greenfield & fit out). The role must provide organizational rigor and discipline to frame project risk and manage the impacts of change. As such, the DCD Project Manager holds internal and contract Project Managers and partners project teams accountable for safe, ethical timely accomplishment of deliverables, provide guidance and ensure corrective actions are taken as necessary plus monitor metrics, and report progress and challenges. The role will also proactively monitor internal and external environment to anticipate opportunities to improve on safety, quality, schedule, and cost including taking accountability for predictable schedule delivery and financial outcomes of active projects. He or she will partner with general contractors and lessors to drive collaborative planning and safety focus/improvement initiatives into construction projects as core value.

The Project Manager will work directly for DCD Regional Director India and supports the strategic and tactical delivery of datacenter projects in Metro . He or she will access the construction industry and the broader business environment to account for market conditions to provide and evolve regional delivery mechanisms that are tuned to the prevailing industry conditions. The role also communicates priorities and drives consistent best practice across construction sites in region.

Accountability:

• Responsible for developing, managing, and reporting on scope, schedule, and budget in relation to program of works.

• Work with extended team of PM/CM and EPCM team reps

• Part of IPD team on multiple or single projects

• Track lessons learned and identified and execute on cost down site up opportunities.

• Vendor Management and contract compliance

• Provide Vendor oversight and performance management, as required.

• Support Preparation of Request for Proposal (RFP’s), PER’s, and other project approval tools & templates.

• Review and approval of vendor scope of work and design review of site and building plans, as required.

• Validate vendor pay-application and invoice review and approval in line with milestone payment schedules.

• Manage compliance with prior audit results and recommendations.

Project Management

• Drives campus-based delivery solutions (e.g., new or retrofit datacenter facilities). Analyzes technical information and provides recommendations to support solutions. Establish goals for project teams, assigning responsibilities, measuring performance, and seeking and delivering feedback to achieve timely results.

Technical Acumen

• Reviews end to end project schedule, documentation/designs, site, and building plans by examining and analyzing technical information. Identifies potential risks/gaps and provides recommendations to project teams that mitigates risk and improves overall constructability. Aligns project/program delivery with execution procedures and standards and ensures alignment with organizational standards and commitments.

Change Management

• Partners with the Internal CO+I, and other Microsoft key stakeholders (e.g., CSE, ANS, RE&F, etc.) and shares updated process flow information with project team to ensure new processes are being followed that increase program cost savings and improve overall cycle-time and efficiencies.

Drives Results

• Facilitates the delivery of metro-based/campus projects (e.g., new construction and/or retrofits) by making timely data-based decisions in partnership with local project team and key stakeholders. Champions team and project goals, adhering to business processes, engaging vendor relationships when/where applicable, and fostering positive cross-group collaboration efforts aligned to the program strategy and milestones.

Managing Resources

• Oversees timely execution of all procurement activities associated with resourcing and materials necessary for delivering program on time and within project budget forecasts. Evaluates resources and ensures adequate staffing and materials for job completion.

Project Tracking

• Responsible for creating and reporting on project progress regarding scope, schedule, standards, EHS ,EHS and budget.

Coordination

• Attends and advises during scheduled owner/PM&CM/EPCM and other project meetings.

Goal Alignment

• Collaborates and contributes needed technical knowledge to internal teams (e.g., Engineering, Operations, CISSR, CSE, Legal, Project Controls, etc.) and GC/Subcontractors to maintain the corporate vision and goals for the project.

Safety and Regulation

• Represents Microsoft as a safety leader and advocate on all Campus/Metro construction programs, ensuring adherence to safety standards and regulatory requirements (e.g., OSHA, or equivalent) to esnure compliance and aggressive management of risk. Conducts routine safety program, project, and contractor audits, and performs and participates in incident investigations.

Risk Mitigation

• Communicates risk mitigation goals and develops metrics, dashboards and/or scorecards to track, communicate, and drive progress.

Vendor Management

• Advises and monitors the performance of vendors and/or contractors, ensuring compliance with contracts and prior audit results. Reviews vendor performance relative to cash flow and budget summaries (with cost management team) and clarifies those reports in presentations to the delivery team

Vendor Selection

• Reviews and approves vendor scope of work, design review of site and building plans, pay-application, and invoices.

Financial Acumen

• Creates and applies best practices to identify and incorporate cost-effective solutions for the strategic and tactical delivery of a construction project. Applies influence, strategy, and decision-making to drive solutions, schedules, and manages change with clients, sponsors, and vendors.

Budget and Controls

• Monitors the approved project budget and provides oversight and suggests necessary adjustments for project controls (e.g., Project Expenditure Request (PERs), Professional Services Request (PSRs), Change Orders, Pay Applications, etc.).

Communication:

• Lead /Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned

• Lead/ Attend scheduled owner/PM&CM/EPCM/Vendors and other project meetings, and report as necessary.

• Report Project Progress on scope, schedule, and budget in relation to the Integration scope and packages.

• Provide weekly project status reporting to Regional Director DCD /PMO

• Challenge and remove barriers by working with others around a shared need or customer benefit.

• Ability to maintain a broader perspective, identify and evaluate opportunities to enhance the business through cross-group collaboration.

Qualifications

Required/Minimum Qualifications

• Bachelor’s degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience

• OR equivalent

• Self-starter with demonstrated ability to manage multiple priorities, projects, key initiatives and deadlines simultaneously.

• Experience managing large scale projects /multiple projects with both localized and virtual teams.
