Facility Management
He is responsible for the areas of facility management and maintenance and all facilities deliverables.
He incumbent partners with Business Unit Leaders and other functions to develop and refine long-term strategies to ensure facilities, products, and services meet changing business and evolving marketplace conditions.
This position is responsible strategic and tactical facilities initiatives including the oversight of multiple facilities.
Responsible for facilities Leads/ Supervsiors and staff in all sites and staff members who specialize in providing preventive maintenance including general building maintenance, mechanical systems, housekeeping and grounds keeping; quality assurance for mechanical, electrical and plumbing system during renovation and construction projects; and code compliance.
Look after vendor management, right from hutting, on-boarding, evaluating, payments, and compliance for facilities gamut.
Should drive for reduction in operative expenses without compromising on standards.
Look after all client visits, VIP arrangements.
Ensure safe place to work by effectively managing soft services (Security, Housekeeping, BMS, Cafeteria, Pest control, Washroom Hygiene) & Safety Initiatives at work.
Look after hard services (Eletro-mechanical operation and maintenance – 52 weeks PPM, AMC of critical equipments DG, UPS, AC, Transformer, Chiller, Water Pumps, Fire Fighting system, WLD System & Lifts).
Look after general office necessities including stationery, tea coffee, snacks, medicines, cakes, courier, etc.
Would be responsible for managing 3rd Party Manpower.
Should ensure compliance to audits from facilities gamut.
Should be familiar with SEZ and STPI protocols
Develop and implement contemporary facilities procedures to meet company needs and WOW the internal customer.
Familiarize & Adhere to Company information security & quality policies and standards that relate to one’s work.
Protecting the confidentiality and integrity of information (client/business related) used in course of work at all time including but not limited to user ids & passwords.
Awareness of access rights to information & information systems.
Reporting information security incidents including but not limited to suspected viruses immediately.
Ensure that critical data in the folders where it can be backed up & same is informed to Technology.
Transport Management
Responsible for Transport Management Deliverable for the Location all Sites.
Oversee Managing Fleet (Employee Shuttle & Last Mile Movement, Asset Movement & Adhoc (catering special need based requirements) for All Sites.
Reviewing Fleet requirements including shuttle, last mile, asset movement, adhoc for all Sites.
Ensure legal compliance, Permits, Registrations, Insurance are in place.
Look after gaps and leakage of cost and bring cost controls as saving.
Ensure no delays and the delays should not beyond 5%.
Should be familiar with geography and routing of vehicles as per need.
Ensure First-aid and Medical Arrangements in vehicle are tracked, maintained and refreshed or refilled on time including drinking water, tissue paper, etc.
Special Projects Management
Manages regular Preventive Maintenance activities, BCP activities, Safety procedures and others.
Education :
Should be Graduate, Academic degree/professional qualification in Mechanical/Electrical Engineering is preferred.
Experience Target :
Minimum 2 years relevant experience in facilities management organization, preferably in Business
Processing Outsourcing.
Skills:
Must have the ability to effectively plan and program timely delivery of required outcomes.
Must have highly developed interpersonal, professional communication skills
Must have critical thinking ability and analytical skills to solve poorly defined problem
Strong negotiating skills
Excellent presentation skills are required for this position.
Knowledge/Abilities:
Experience negotiating and closing complex real estate is strongly desired.
Experience managing multiple locations, projects, budgets, and timelines
Solid financial skills, budget creation and accounting knowledge
Skilled at managing a bid / RFP process
Possess and demonstrate high level of personal integrity and professional judgment
Must be able to work in a collaborative, collegial and respectful manner
Position requires extensive, self-initiated contact Excellent interpersonal and writing skills, negotiating agreements, strong problem solving capabilities
Knowledgeable in Microsoft Office.
Travel Required:
Travel up to 20% – will be local travels. Requires flexibility to meet with local dignitaries and visit both current and potential sites.
