Seeking a talented and dynamic State Head – Land Acquisition for one of the largest Industrial real estate developers with a presence across India, who will be responsible for managing the land identification and acquisition for Welspun One Logistics Parks in Uttar Pradesh & Misc states.

Education Requirements: PG or Other higher education

Years of experience: 15+ years

Work Experience Requirements

15+ years of experience & well versed with land laws.

Essential Duties/Responsibilities

State Head – Land Acquisition is expected to coordinate effectively across all levels and getting work implemented in regards to acquisition for real estate property matters. Correlating with customers, external counsel and other officials to collect information/ documents pertaining to legal and land acquisition matters, drafts and review documents, resolutions and agreements, formulates negotiation strategies, represents the department before boards, commissions and provides guidance to the department.

• Understanding requirement in terms of land use, land size and preferred location based on availability of other resources.
• Assessing and carrying out the valuation of the Lands.
• Authentication of registered property title documents.
• Acquire UPSIDA / CIDO and freehold land.
• Excellent networking to gain access to information on land.
• Work with UPSIDA / CIDCO authorities closely for land acquisition and documentation.
• Meet officials at these departments and build rapport with them.
• Conversion of land from Agricultural to Industrial use.
• Preparing documents to transfer land in our name. Eg – 7/12
• Ensuring no access issues and if any then resolve the same.
• Managing issues which may arise due to boundary wall construction.
• Going through regional plan and respective DCR of that area.
• Deciding on the selection of construction approval authority.
• Working with internal team comprising of Retired Government Officials for Revenue areas.
• Appointment of Consultants for due diligence in legal aspects
• Coordinating with legal team in getting encumbrance certificates, legal opinions, etc..
• Giving suggestions and opinions to the management on related issues along with research work on various legal issues.
• Provide inputs related to approvals budget to costing and budgeting team to incorporate the same in project budget.
• Provide holistic support to the Site Team in all matters and getting permissions/clearances from authorities etc.
